Introduction: what square footage actually measures
Square footage is the area of a horizontal surface, expressed in square feet. It is the number that decides how many cartons of flooring you buy, how a listing is priced per square foot, how a heating and cooling load is first estimated, and whether a sectional sofa will leave you a walkway. Because it is an area rather than a length, it grows with the square of your measuring error: a room measured 4 inches long on both sides is not off by 4 inches, it is off by several square feet.
Most floor plans are not single rectangles. Real rooms have alcoves, bay windows, chamfered corners, kitchen islands bolted to the slab, and stairwell openings that punch a hole in the floor. The reliable way to handle all of that is decomposition: cut the outline into simple shapes that do not overlap, compute each shape with its own formula, and add the signed results. That is exactly what this calculator does, and it is the skill the Floor Fit game further down the page drills.
This tool works in whichever unit you measured in — feet, inches, yards, meters, or centimeters — converts everything to feet internally, and reports the total in both square feet and square meters. It then turns that area into a purchase quantity by applying a waste factor and the coverage printed on a carton of flooring.
Formula for square footage of each shape in a plan
Every row you add uses the plane-geometry formula for its shape. With all lengths converted to feet, each area comes out in square feet.
A rectangle, which covers most bedrooms, hallways, and open-plan sections:
A triangle, which handles chamfered corners, angled walls, and the wedge left by a diagonal partition. Here b is the base and h is the perpendicular height, not the sloping side:

Formula for converting square feet to square meters
The international foot is defined as exactly 0.3048 meters, so a square foot is exactly 0.3048² square meters. That is where the conversion constant comes from, and it is exact rather than rounded:
Formula for turning area into boxes of flooring
Material is sold by the carton, and a carton covers a fixed area. After allowing for offcuts and pattern matching with a waste factor f, expressed as a decimal, and a carton coverage c in square feet, the number of boxes is the total divided by the coverage and rounded up, because a part box cannot be bought:
How to use this square footage calculator on a real floor plan
- Sketch and split the outline. Draw the room roughly to scale and slice it into rectangles, triangles, half circles, and trapezoids that touch but never overlap. Overlap is the single biggest source of error, because the shared strip gets counted twice.
- Pick your unit once. Set the measurement unit at the top of the form and stick to it for every row. The calculator converts to feet internally, so you never have to do the conversion yourself, but mixing units between rows will silently distort the total.
- Measure at the widest point of each piece. Run the tape wall to wall at floor level, not at window-sill height, and record the longest interior dimension of each rectangle. Old houses are rarely square, so measure both ends of a long room and use the larger figure if you are ordering material.
- Enter a row per piece. Give each row a name you will recognise later, choose its shape, and type the dimensions the form asks for. The field labels change with the shape, so a circle asks only for a diameter and a trapezoid asks for two parallel sides and a height.
- Mark cut-outs as Subtract. A stairwell opening, a fixed kitchen island, a hearth, or a built-in closet base that no flooring will run under should be entered as a Subtract row so it is removed from the total.
- Read both totals. The result panel shows every row's own area, the net total in square feet and square meters, and the order quantity in boxes.
How to use the waste factor and box coverage
The waste factor covers the material that ends up in the skip. A straight-lay plank floor in a simple rectangular room usually needs about 10 percent. Rooms with many doorways, closets, or angles push that to 12 to 15 percent. Diagonal and herringbone layouts, or a plank with a long repeat that must be pattern matched, commonly need 15 to 20 percent. Box coverage is printed on the carton — 18 to 30 square feet is typical for engineered wood and luxury vinyl plank — and it varies by product, so check the carton rather than assuming.
Worked example: an L-shaped great room with an island and a bay
Consider a great room measured in feet. The main body is 24 ft by 16 ft. An L-shaped return off one end adds 10 ft by 9 ft. A curved bay window on the front wall reads 8 ft across the opening and projects as a half circle. A kitchen island bolted to the slab measures 7 ft by 3 ft and no flooring runs beneath it.
- Main body: 24 × 16 = 384 ft²
- L return: 10 × 9 = 90 ft²
- Bay half circle: π × 8² ÷ 8 = 25.13 ft²
- Island cut-out: 7 × 3 = 21 ft², subtracted
The signed sum is 384 + 90 + 25.13 − 21 = 478.13 ft². Converting: 478.13 × 0.09290304 = 44.42 m².
Now order the material. With a 10 percent waste factor the purchase area is 478.13 × 1.10 = 525.94 ft². If the carton covers 24 ft², that is 525.94 ÷ 24 = 21.9 boxes, which rounds up to 22 boxes — 528 ft² delivered, leaving about 50 ft² of offcut and attic stock. Entering those four rows into the form above reproduces every one of these figures.
Reading the results panel line by line
- Per-shape area: the area each row contributes, with its sign. Scan this first — a row that is ten times bigger than its neighbours is usually a unit slip or a stray zero.
- Net total in ft²: the signed sum. This is the figure to quote for flooring, rugs, and furniture planning.
- Net total in m²: the same area under the exact NIST conversion factor, useful when the product or the contractor is metric.
- Purchase area: the net total inflated by the waste factor. This is what you are actually paying for.
- Boxes to order: the purchase area divided by carton coverage and rounded up, plus the leftover so you can see how much attic stock the rounding buys you.
Measuring standards that decide what counts as square footage
Two people can measure the same house honestly and disagree by hundreds of square feet, because they are answering different questions. For United States single-family homes, ANSI Z765-2021 is the standard that settles it for appraisal and listing purposes: finished, above-grade space is measured to the exterior face of the exterior walls, ceiling height must be at least 7 feet for the space to count (with at least half the finished area reaching that height under a sloped ceiling), and finished basement space is reported separately as below-grade area instead of being folded into the headline figure. Garages, unfinished attics, and covered porches are excluded. Fannie Mae and Freddie Mac both require ANSI Z765 measurement for the appraisals they buy, so it is the de facto national rule.
A flooring order follows an entirely different logic. There you want the interior surface you will cover, wall to wall, with permanent obstructions removed, and the wall thickness excluded. That is why the same plan can legitimately produce a gross living area of, say, 1,860 ft² for a listing and 1,610 ft² of flooring to buy. This calculator computes whichever one you feed it — enter exterior dimensions and no cut-outs for the first, interior dimensions with Subtract rows for the second.

Limitations and assumptions behind these square footage estimates
- Idealised shapes. Every row is treated as a perfect rectangle, triangle, circle, half circle, or trapezoid. Walls that bow, corners that are not truly square, and curves that are not truly circular introduce error that no amount of arithmetic can remove.
- Your decomposition must not overlap. The tool cannot see your sketch, so it cannot detect double counting. If two rows cover the same strip of floor, the total is too large by that strip's area.
- Horizontal area only. Square footage is a plan measurement. It ignores ceiling height, sloped ceilings, and volume, so it is a starting point for a heating and cooling load rather than an answer.
- One level at a time. Total a multi-storey home floor by floor. Whether to add a finished basement into the headline figure is a standards question, not an arithmetic one — see ANSI Z765-2021 above.
- Not a legal measurement. Deeds, appraisals, leases, and tax assessments require a measurement performed to the governing standard by a qualified professional. The results here, and the Floor Fit game, are estimates for planning and learning rather than professional, legal, or valuation advice.
- Waste factors are conventions, not physics. The 10 to 20 percent range reflects trade practice. An unusual room shape, a long pattern repeat, or an inexperienced installer can exceed it.

How do I use this square footage calculator?
Pick the unit you measured in, then add one row for every simple shape in the plan. Choose the shape, type its dimensions, and mark it as Add for floor you keep or Subtract for a cut-out such as a kitchen island or a stairwell opening. How do I handle L-shaped or irregular rooms?
Split the outline into simple pieces that do not overlap, then enter each piece as its own row. An L-shaped room is two rectangles. A bay window is a rectangle plus a trapezoid or half circle. A chamfered corner is a right triangle. Because the pieces never overlap, adding their areas gives the exact floor area rather than an approximation, which is the same decomposition the Floor Fit game on this page asks you to perform by hand.
How do I convert square feet to square meters?
Multiply square feet by 0.09290304, which is exact because the international foot is defined as exactly 0.3048 meters and 0.3048 squared is 0.09290304. NIST Special Publication 811 lists this factor as 9.290 304 E-02. For example, 500 square feet is 46.45 square meters, and the calculator applies the same factor to every total it shows.
Should I measure interior or exterior dimensions?
It depends on what the number is for. Use interior wall-to-wall dimensions when you are buying flooring, planning furniture, or sizing a rug, because that is the surface you actually cover. Use exterior dimensions when you are quoting gross living area for a listing or an appraisal, because ANSI Z765-2021 measures finished above-grade space to the exterior face of the exterior walls. Mixing the two is the most common reason two square footage figures for the same house disagree.
Why does the calculator ask for a waste factor and a box coverage?
Flooring is sold in sealed cartons that cover a fixed number of square feet, and every job loses material to end cuts, pattern matching, and damaged planks. The calculator multiplies your net floor area by one plus the waste factor, divides by the coverage printed on the carton, and rounds up, because you cannot buy part of a box. Ten percent is a common allowance for a straight lay in a simple room and fifteen to twenty percent is typical for diagonal or herringbone layouts.
Does a closet, stairwell, or kitchen island count in the square footage?
For gross living area, closets that open into finished space are counted and the stairwell opening is counted once on the floor it descends from, so you do not double count it. For a flooring order the rule flips: subtract the stairwell opening and anything permanently fixed to the slab, such as an island base or a hearth, because no material goes under it. Enter those as Subtract rows so the same plan can produce both numbers.
Areas use standard plane-geometry formulas; square feet convert to square meters with the exact factor 0.09290304 from NIST Special Publication 811. Gross living area conventions follow ANSI Z765-2021. Results are planning estimates, not a surveyed or appraised measurement.
Floor Fit: tile an awkward plan with exact shapes
